Pre-Purchase Consultations
If you are unsure whether a property will meet your expectations or future plans, we also offer pre-purchase property consultation. Once you have narrowed down your search, an Initial Site Visit inspection can provide valuable insight, a second opinion, and answers to key questions before committing to a major investment. This process helps reduce uncertainty and assist in ensuring your intended plans are realistic and achievable.
Initial Site Visit
Our Initial Site Visit is a great place to start. We meet at the property to review and discuss the client’s ideas, expectations, and plans for the site.
During the visit we will review conceptual plans, site access, utility locations, drainage, visible ground conditions, and general property features.
We will assist in identifying property boundaries (survey bars if visible), setbacks, potential building locations and a preliminary site plan.
Following the review, we will provide technical recommendations and establish realistic expectations for the project including a summary report. A draft site plan can also be provided at the client’s request.
The goal of the Initial Site Visit is to:
- Review the property, existing conditions, conceptual ideas, expectations and plans
- Identify property boundaries, survey bars (if visible) and setback requirements
- Outline conceptual options for the site access, building envelope & proposed utilities
- Determine reasonable site plan expectation for the property and identify any concerns, conflicts or restrictions that require further investigation.
- Discuss recommended next steps
- Discuss applicable permits and regulatory requirements
- Provide technical insight, recommendations and summary report
